Common Roof Issues (and how to spot them)

The roof is one of the most important parts of your home. It protects from rain and snow, provides a space for insulation, and keeps you safe. 

Roofs are essential to maintain because they can deteriorate over time due to poor maintenance or weather conditions. 

Here are some common roof problems homeowners should look out for so they can be taken care of as soon as possible: 

Roof Leaks

Leaks are one of the most common problems with roofs, and one of the most obvious to spot. Leaks can occur anywhere along the roof, but most often happen near the chimney, at flashing points, around gutters, or close to skylights, vents, or piping. If you see discolored or damp ceilings or walls, call a professional right away. 

Poor Installation

Unfortunately, many roof issues happen because the roof was poorly installed in the first place. A poorly qualified roofing contractor can end up costing you a lot of money to fix damage down the road. When it’s time for a new roof, make sure you work with a reputable roofing company to ensure the work is done correctly. 

Tree Damage

A tree doesn’t have to fall on your roof to cause damage. Overhanging limbs can rub on the surface of the roof, causing damage to the shingles. Trim tree branches as far away from the roof as possible. If there is danger of the tree falling on the roof, the safest option is to have it removed. 

Damaged Flashing

Flashing on a roof seals the areas of gutters, skylights, and chimneys. If the flashing is damaged or comes loose, it can cause damage. Call a contractor to assess your roof and replace flashing when necessary. 

Clogged or Broken Gutters

Clogged or broken gutters can cause water to get backed up, which will eventually lead to rotting under siding and shingles. Routinely check your gutters and clear out twigs, leaves, and other debris. 

Storm Damage

Whether it’s high wind and rain or snow and ice, you should always walk around the exterior of your home and check the roof after a storm. We also recommend doing this every spring, as even mild winter elements can cause damage over the years. 

Poor Maintenance

The sooner roof problems are caught, the easier they are to fix. Routine checkups and maintenance are essential to making your roof last as long as possible.
